Looking for a villa in Maui rather than a room in a big resort? Makoa Resorts rents boutique villas on a gated, garden-filled estate in south Kihei, across the road from the Cove and a one-minute walk from Charley Young Beach. Choose a one-bedroom villa for two, a three-bedroom ocean-view penthouse, or the whole estate for a group of up to 50 — every villa comes with a full kitchen, a lanai of its own and a solar-heated pool shared only by the guests staying on the estate.
Search for a villa in Maui and much of what comes up is a condo tower or a suite inside a large resort. Ours are free-standing homes: nine villas first built as beach bungalows in the 1950s and remodeled with warm wood interiors, surf-inspired art and modern kitchens, set among mango trees and palms at Villas by the Cove.
Because the estate is small, you get the things a villa is supposed to give you: your own front door and lanai, a kitchen you will actually cook in, reserved parking, and neighbours who are fellow guests rather than a lobby full of strangers. The pool, yoga studio, BBQ area and event pavilion are used only by the people staying on the estate.
Location does the rest. The Cove Beach Park — Kihei’s beginner-friendly surf and paddleboard beach — is about 25 feet from the gate, Charley Young Beach is a one-minute walk, and Kamaole Beach I, cafés, restaurants and a grocery store are all reachable on foot along South Kihei Road. Wailea’s beaches, golf courses and restaurants are about ten minutes by car.
Stays are three nights or longer, most villas use a lockbox so you arrive on your own schedule, and our local Kihei team is a call or text away before, during and after your stay.
Nine villas of 600–825 square feet, each sleeping up to four: eight one-bedroom villas and Villa 4 with two bedrooms. Every villa has a remodeled kitchen, air conditioning, a lanai of its own and reserved parking. Book one villa for a couple’s escape, or several side by side — the nine together sleep 28 for a surf trip or family reunion.
Two three-bedroom, three-bath penthouses above the estate gardens, each sleeping six, with vaulted ceilings, monkeypod kitchen islands, gas cooktops and two ocean-facing bedrooms apiece. Unlock the connecting door and they become the Penthouse Duplex: six bedrooms, 2,800 square feet and room for 12 under one roof.
The Plantation House is a 1940s beach home redesigned with vaulted ceilings, three ensuite bedrooms and several lanais, sleeping six. The Garden Hideaway is a two-bedroom, two-bath villa tucked into the gardens for up to four. Both sit on the same estate as the villas and penthouses, so a larger group can stay within a few steps of each other.
A villa for two. Any of Villas 1–9 works for a couple or a small family, with the pool and gardens a few steps from your lanai.
Two families, side by side. Book two neighbouring villas, or take Penthouse I and II together as the six-bedroom Duplex.
The whole estate. Villas by the Cove rents in its entirety: 21 bedrooms across nine villas, two penthouses, the Plantation House and the Garden Hideaway, sleeping up to 50 — and a full-estate rental is the only way to host an event with outside guests on the property. Add nearby Wailea Inn and our properties together sleep 80.
A full kitchen with the basics stocked, air conditioning and ceiling fans, high-speed Wi-Fi, a lanai of your own and reserved parking. Beach chairs, a cooler, an umbrella and a boogie board wait in your villa, and stand-up paddleboards are available to all guests. The solar-heated pool, yoga studio, BBQ area and event pavilion are reserved for guests of Villas by the Cove, and shared laundry is on site with detergent provided. Most villas use a lockbox for self check-in, and our complimentary concierge can line up snorkel tours, surf lessons at the Cove, a personal chef or grocery delivery before you land.
Booking direct with Makoa gets you our best rate, guaranteed — no online-travel-agency markups or service fees on top. You also deal with our local Kihei team from the first message: people who know every villa, can tell you which one suits your group, and are a call or text away throughout your stay.

All of them are at Villas by the Cove, a gated estate on Iliili Road in south Kihei — about 25 feet from the Cove Beach Park, a one-minute walk from Charley Young Beach and roughly ten minutes by car from Wailea. Kahului Airport is about a 30-minute drive.
No. The villas share the estate’s solar-heated pool, along with a yoga studio, BBQ area and event pavilion, all reserved for the guests staying at Villas by the Cove. Our beachfront homes in Kihei have direct beach access instead of a pool.
Villas 1–9 sleep up to four each (Villa 4 has two bedrooms; the others one). Penthouse I and II sleep six each, or 12 as the connected Duplex. The Plantation House sleeps six and the Garden Hideaway four. Booked together as one estate, everything sleeps 50.
Yes — the nine villas can be booked side by side, the two penthouses combine into one six-bedroom home, and the whole estate rents as a single 21-bedroom booking for up to 50 guests. Events with outside guests require a full-estate rental. See our Group Stays page for how it works.
Yes, three nights on every villa. Check-in is from 4 PM and check-out by 11 AM, and most villas use a lockbox so you can arrive on your own schedule.
Not necessarily: beaches, cafés, restaurants and a grocery store are within walking distance, and our concierge can arrange tours with pick-up. Most guests still rent a car to explore Haleakalā, the Road to Hana and Upcountry — reserved parking is included with every villa.
Yes. Villas 1–9 are single-level, the estate is gated, the Cove is one of the gentlest beginner beaches in Kihei, and boogie boards, beach gear and the pool are all included. For a larger family, Villa 4, the Garden Hideaway or a penthouse gives you a second or third bedroom.
Booking direct gives you our best rate, guaranteed, with no third-party service fees — and you deal with our local Kihei team rather than a call centre. Rates and availability for every villa are live on our booking page.
